Modera Sedici offers an array of studio, 1-, 2-, and 3-bedroom apartment homes with loft and den options available.
We love your furry companions and welcome up to two per apartment home. There is a pet fee of $500 per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate.
We have a controlled-access parking garage at Modera Sedici.
Modera Sedici offers assigned parking at $300 per month in a two level garage located below the Highrise building.
Unreserved spaces can be used as visitor parking at $20/night. In the event the garage is full, there is no visitor parking.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Amazon Hub is available to residents and packages can be entered by onsite staff or delivery carriers. Any packages that do not fit in the Amazon Hub are placed in our Butterfly Package Room, accessible using the ButterflyMX intercom system or the ButterflyMX App.
ValetLiving will pick up broken down cardboard and recycling in appropriate clear bags. Recycling can also be placed in recycling bins available in trash/recycling rooms, or in the recycling bins located on the loading dock. Composting is available through a third party amenity company called The Rounds, who will deliver and pick up compost buckets that they provide.

Utilities are not included in the rent payment at Modera Sedici.
Upon move-in, residents will be automatically enrolled in the Foxen Property Damage Liability Waiver Program at $20 per month, which ensures you meet the $300,000 property liability coverage requirement in your lease. Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera Sedici there are one-time fees that include $50 non-refundable application fee for all applicants 18 or older; $500 Amenity Fee due at Move-in; $250 Amenity Fee due at Renewal; $500 non-refundable pet fee per pet, max two pets. There are monthly fees including Trash Removal $25; Pet rent is $50/pet, two pets max; Water and Sewer charges are allocated by Conservice at $5.50 each month, and water and sewer charges are individually metered; Optional addition of a reserved parking space at $300/month and optional addition of storage at $125/month; Foxen Liability is charged at $14/month, however, residents can opt-out with an approved third party policy.
Modera Sedici will accept any housing voucher/assistance program.
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the fifth day of each month. Late fees will start on the sixth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
